FAQQ: Which banks does Finsens do business with?A: Finsens has access to virtually all loan providers in the Netherlands. We are always looking for low interest rates combined with favourable conditions. Q: Is it not cheaper to go directly to a bank rather than obtaining a mortgage through an adviser? A: Not necessarily. Finsens takes over the entire application and subsequent process involved in obtaining a mortgage, which means that banks may pay us part of the profit margin. In the majority of cases, the bank will want to retain this margin if it performed all the activities itself. Q: My fixed-interest period has expired, and my bank has offered me a new interest rate. Will I still be able to negotiate as an existing customer? In the case of interest-rate offers, many banks make a distinction between existing and new customers. We recommend that you contact us if you are offered a special interest rate. We can then assess whether there is still room left in the offer. Q: Before I place a bid on a house, I would like a (my) bank to approve the mortgage. Is this possible? While this is not common in the Netherlands, it may be advisable in some cases – for example, if you are an independent business owner with a strongly fluctuating income, or you have been in arrears on a personal loan. Q: How much can I repay without penalty? This is different for each bank, but it usually comprises 10% to 20% of the principal sum per calendar year. At the end of the fixed-interest period, you can repay the mortgage without any penalty. When you sell your home, you will, in most cases, also be able to repay the mortgage penalty-free. |
